A first of its kind in Australia, Barber Property Group breaks ground on Queensland’s largest private integrated health precinct.

The family-owned developer is leading a health-property play that is providing an expertly designed solution to support in the delivery of medical consultation, surgery and recuperation in a single blue-chip location.

In final stages of negotiations with a leading national operator for an integrated surgical facility, the health precinct addresses the emerging trend of surgeons seeking purpose-built facilities.

Barber Property Group Director Paul Barber said Wickham Private, located within Spring Hill’s medical specialist hub, was meeting an important gap in the growing medical services market.

“There’s a heightened demand for the type of offering Wickham Private will deliver with an aging population and growing prevalence of chronic illness alone,” Mr Barber said.

“Combine that with a pandemic and a strained public health system and we’ve got a huge need for ultra-modern and high-quality medical precincts such as this.

“This project will relieve some of the pressure on acute hospitals and specialised surgeons by providing a world-class, purpose-built surgical facility.”

Mr Barber said the recent announcement that Quest Apartment Hotels will take a five-storey tenancy within Wickham Private bolstered the developments position as one of Queensland’s leading all-in-one health destinations.

“The addition of Quest’s one-, two- and three-bedroom hotel rooms provides a highly innovative model of healthcare that accommodates consultation, operation and recuperation in a single location,” he said.

“We have taken inspiration from a number leading surgeon-owned facilities in the US and Europe that produce world leading patient outcomes by providing a full service offering all under one roof.”

“Not to mention the benefit of comfort, convenience, privacy and the ability to have friends or family close by for patients.”

According to Quest’s General Manager of Growth & Capital Strategy, James Shields, Quest on Wickham Terrace will service a broad range of traveller segments including a large medical community, with numerous health providers already in the area and Wickham Private coming soon.

“Spring Hill has a significant medical fraternity with Brisbane Private Hospital, St Andrews War Memorial Hospital and numerous medical specialists in the area, and Quest on Wickham Terrace will be well placed to service this market. 

“We also envisage that there will be some pre- and post-operative guests who choose to stay at the new hotel, in particular those travelling to the area for surgery and wanting a little extra time to recuperate. 

“In addition to these ongoing and immediate opportunities, with the 2032 Olympics secured, Brisbane is set to experience an infrastructure and investment boom, so we’re also predicting a consistent increase in demand at Quest on Wickham Terrance over the coming years, providing long term stability to the prospective franchisee operator and our development partner alike.” 

The 15-storey development will comprise: 

  • 5,307m2 of medical space incorporating a broad range of core and allied health services
  • 186m2 of retail space, including a pharmacy and restaurant
  • 81 hotel rooms under a 14-year lease to Quest Apartment Hotels 
  • On-site carparking to support the medical and hotel uses

The new development is set to benefit from a major program of urban renewal and infrastructure spending in the suburb and close surrounds, including Cross River Rail, Queensland’s largest infrastructure development to date, valued at $6.8 billion. A major Cross River Rail station will be located at Roma Street, adjacent to Wickham Private. Also dubbed for Spring Hill is the $2 billion Brisbane Live, a 17,000-person entertainment arena complex. 

The developer’s intention is to lease all or most of the floor space before divesting the property to an operator or fund seeking an ongoing revenue stream. 

Construction has commenced and completion is expected in November 2023.
